When buying a property, a substantial majority of buyers face significant uncertainty and risk. Critical issues — such as excessive noise, overpriced listings, structural defects, neighborhood problems, or hidden legal complications — are often not fully disclosed. Sellers and agents may withhold or downplay information due to conflicting interests, leaving buyers vulnerable to poor investment decisions.

How we analyze a property

Every report starts from precise coordinates — a point on the map, not a sentence in a listing. We never guess a location and never depend on what a seller chooses to reveal. Our analysis is rule-based and fully deterministic: the same address always returns the same result, because identical public data is processed through the same transparent logic. No language model writes your score, and no marketing copy can influence it. We evaluate each property at three levels of detail — the individual building, the surrounding neighborhood (the French IRIS statistical area) and the wider commune — and combine the results into 36 distinct insights covering price coherence, environmental risk, safety, schools, transport, energy efficiency and local regulation.

Where our data comes from

We do not invent figures; we join authoritative public datasets that property portals rarely put in front of buyers. Building age, energy rating and construction details come from the BDNB, France's national building database. Neighborhood demographics and income come from IRIS (INSEE). Safety figures come from SSMSI, the French Ministry of the Interior's official crime statistics. Environmental hazards — flooding, ground movement and nearby industrial risk — come from GeoRisques, water quality from Hub'Eau, and school performance from Éducation IVAL. Amenities, transport links and points of interest come from OpenStreetMap. Every insight names the dataset it relies on and the date that data was last refreshed, so nothing is a black box and you can check it yourself.

Who is behind Secrets.RealEstate

Secrets.RealEstate began with a personal story: trouble with a landlord that someone before me could have warned me about — but there was nowhere to leave that warning. So I built the place I wished had existed: first to warn others, then as the full analysis you see today.

Secrets.RealEstate is built and operated by Dennis Piskovatskov, based in Stuttgart, Germany. We are deliberately independent: we are not a real-estate agency, we do not represent any seller, and we take no commission on any sale. That independence is the whole point of the service — our only job is to give ordinary buyers the same depth of information that professionals take for granted, presented plainly and without a sales agenda.
